LEED Electrical Solutions

To build a multi-use community that is energy efficient and environmentally responsible.

ELECTRICAL SOLUTIONS

To complete this LEED (Leadership in Energy and Environmental Design) silver project consisting of three five-level facilities – two offices and one garage/parking structure, Dynalectric L.A. provided a complete “core-and-shell” electrical installation on both a design-build and design-assist basis.

The design-build component included the fire alarm system, as well as a LEED/California Title 24-compliant lighting control system. Using both motion and infrared sensors, this system enhances energy efficiency by turning lights off in unoccupied public and other areas. To maximize system integration, Dynalectric L.A. connected the system to the client’s proprietary building management system.

The design-assist scope of work consisted of a complete electrical system. This required bringing power from three electrical transformers to the buildings’ main distribution panels. From there, the company ran conduit and wire to branch panels, which provided power for light fixtures, receptacles and other devices. The company also installed site lighting and lighting for the facility’s underground parking structure. In addition, because of methane, a dangerous natural gas found in the ground around the facility, the company installed methane barrier switchgear with automatic seal offs that prevent the gas from escaping and harming the environment.

BACKGROUND

Playa Vista is the first new community to be established on the Westside of Los Angeles in more than 50 years. The community features residential, commercial, retail and open space, creating a place to live, work, shop and play. Situated about a mile from the ocean, Playa Vista is nestled below the bluffs of Westchester, adjacent to the newly restored Ballona Freshwater Marsh and within easy reach of Santa Monica, Venice, Century City and Los Angeles.
